Sandy Wells is a former 389 hectare grazing property that adjoins the Warrumbungles National Park. The property was purchased from the NSW Nature Conservation Trust in January 2007 and has a conservation covenant over part of the property.
A full ecological inventory has recently been completed.
The following vegetation types have been recorded on Sandy Wells:-
- White Box-White Cypress Woodlands and Forests, 93 ha (including Grassy White Box Woodland Endangered Ecological Community 15 ha).
- Narrow-leaved Ironbark- White Box Shrubby Woodland and Forest, 128 ha
- White Cypress- Narrow-leaved Ironbark Woodlands and Forest, 110 ha
- Rough-barked Apple Forest, 6 ha
- Carex Fenn, 4 ha

The following threatened species have been recorded on Sandy Wells:-
- Brush-tailed Rock-wallabies, endangered in NSW
- Grey-crowned Babbler, vulnerable in NSW
- Turquoise Parrot, vulnerable in NSW
The following threatened species are predicted to occur on Sandy Wells:-
- Koala
- Regent Honeyeater
- Glossy Black Cockatoo
- Barking and Powerful Owls
- Squirrel Glider
The following management activities are either underway or planned:-
- Cessation of grazing and firewood/fence post collection
- Registration of Nature Conservation Trust covenant
- Fencing out NCT conservation area
- Wild pig and goat control
- Weed control
